Well, as was mentioned above by others, if the guy doesn't follow through at lunch the next day, then he has reneged on his part of the deal, and that opens things back up from mauboy1's perspective, IMO.
But if I understand it right, Lady B can't even see the place until after that lunch. So there really is no quandary here. If the guy follows through, sorry Lady B, deal is struck. If he doesn't, come on over, Lady B.
